Description
As a lifestyle destination, this area of the Eastern Cape is tough to beat. Within easy striking distance of both PE with its airport and other amenities, and a short hop to the resort town of Jeffreys Bay, yet far enough to escape to. The Gamtoos/Thornhill area despite its exceptionally high rainfall still boasts some excellent sweet veld grazing with lush valley bushveld and coastal forest. The various dwellings sit in the north eastern corner of the property and, because of their considerable elevation, enjoy spectacular sea views over the length of the property which varies in elevation from 213m to 153m above sea level.
Veld types
Historically the predominant biome here would have been classified as Subtropical Thicket (Valley Bushveld) and over time most of the bush was cleared leaving large open areas of “Sweetveld” grazing. There is a good mix between palatable grazing and available browse and this farm offers good agricultural value in its ability to support both game and livestock in fair numbers considering its compact size. Grass cover is excellent since this region has a high rainfall figure. The overall carrying capacity is good, and would be estimated in the region of a sustainable 1LSU to 1ha as an average across the entire 16ha i.e. the carrying capacity is 16 LSU (1 LSU = a 400kg Ox) and the current owner carries 12 cows with calves on a sustainable basis.
The tree canopy of the remaining pockets of valley bushveld is considerably higher, and the tree species count considerably more diverse than the similar Uitenhage thornveld. Significant species include milkwoods, wild olive, candle woods, Scotia’s and sweet thorn.
There are approximately 200 mature macadamia nut trees which provide a nice little money spinner from the +- 2.5 tons of dehusked nuts harvested each year.
Rainfall / water
The farm falls in a transition rainfall area, with rain expected in most calendar months. Set a little back from the coast, it would have an annual average of approximately 750mm as opposed to the 900 odd expected on the coast itself.
Water for household purposes and for watering livestock is from a borehole with a quoted delivery rate of +- 10 000lts/hr and pump depth at 100m and total depth at 120m. This borehole water is pumped into a large reservoir from where it gravitates to a series of watering troughs spaced throughout the farm. The farm has 7 camps and as far as the water reticulation is concerned there’s a 50mm water pipe feeding to the 3rd last camp with the diameter being reduced to a 25mm pipe for the last two camps at the lowest/south western end.
There are also a few rainwater storage tanks.
Game species
Currently the farm has a few bushbuck, grey duiker and blue duiker as well.
Improvements
The main double story residence is a large (+- 340m2), four bedroom house with 3 bathrooms. It has a well fitted large farm house kitchen with scullery/pantry/laundry room. There are 2 separate lounges with the one adjoining the dining room. It has a beautifully developed mature and well manicured garden plus a splash pool.
There is a nearby cottage of approximately 90m2 which has 2 bedrooms.
Another nearby cottage of approximately 180m2 has 4 bedrooms.
Then 2 smaller cottages (+- 80m2 and 60m2) were cleaned up and are currently utilized for additional rental income.
The outbuildings include a garage and storerooms/workshop plus a pump house.
The entire property is enclosed with a sturdy 1.4m high livestock fence plus as mentioned there is some internal fencing with there being 7 camps in total.
The farm has a 3 phase Eskom power point.
Conclusion
As mentioned earlier the location of this property is superb. It is a comfortable 35 minutes from PE airport and considerably less to the large shopping malls of PE and Jeffreys Bay. For anyone with kids, Woodridge school is approx. 14km away, offering some of the best private country schooling in the province. And lastly the fact that it marries country and coastal living makes this area of the province almost unique and highly sought after. Couple this all to the well developed and well maintained infrastructure and it will prove a very rewarding acquisition and superb place to live.
